This is located in the historic area called Terlingua, Texas. It is 20 Acres with good access. No restrictions allow you to build your cabin/house on your own time. You have to be respectful of the lights to avoid light pollution. There are many astronomers in this area, including both beginners and professionals.

It is advisable to have a high-clearance auto with 8-10-inch ply tires, as these roads can be rocky. Carry more water & food than you think you need. Cell service may not always be available, and a satellite phone is a great option to carry. Star Link is wonderful.  Alpine is 62.1 miles from the turnoff to the lodge.    Folks love it for hiking & photography. During deer season, hunters typically go out to hunt deer. There is abundant wildlife & birds. We have seen many quail and even found a white-horned toad. The color was to blend in with the dirt it was on. Although it has not been surveyed, we have the GPS coordinates for all four corners. We are not surveyors; we recommend that you obtain a survey before installing anything permanent on the land. There are several licensed surveyors in our area. Besides the lights, there are no restrictions, so you can build when & what you want. Water catchment and solar energy will provide you with off-grid utilities. Regarding your address here, the town calls itself Alpine because an Alpine Mail Carrier delivers the mail. So you are not in Alpine. This confuses many folks. Terlingua Ranch is a favorite destination for peace & quiet, offering a serene escape from city stress. Dark skies are excellent for stargazing, so bring your cameras & telescopes. Our county is the largest dark sky community in the world. The views from all directions are like a painting on your canvas. There are restrictions on the type of lights you can have & it is a county ordinance. We have information from McDonald’s Observatory about the kind of legal lights. Terlingua Ranch offers cabins, RVs, & Tent camping. A neat little cafe called the Bad Rabbit serves great home-cooked meals. If you are a pilot, there is a dirt strip that you can land on behind the lodge. A yearly fee of $229 is due in March. It takes care of upkeep on the many roads on the ranch. All sales are cash, as no bank loans are available for the property, which is not located on a highway or county road. All sales are processed through a title company and can take 45-60 days to close. All proceeds will be sent by wire transfer to the Abstract Company. You do not need to carry cash when deciding on a property you like. All contracts are done in writing on Texas Real Estate forms.
